We offer Fix and Flip bridge loans to qualified investors ranging in size from $50,000 to $3,000,000 and we have the flexibility to tailor our offerings to your needs.

Bridge Loan Program Details

  • Fix to Flip, Fix to Rent, Ground Up Construction Loans
  • Non-Owner Occupant
  • Personal Guarantees from Controlling Principals/Sponsors; Select Non-Recourse
  • First Lien Position
  • Single Family Homes, Condominiums and Multifamily Apartments
  • Loan Amount - $50,000 to $3,000,000 per Property
  • Interest Rates - Starting at 8.5%
  • Interest Only Payments
  • Loan Fees - 1.0% to 3.0%
  • Loan Term - 12 to 24 Months, Prepayable at Any Time
  • Corporate Entity Borrowers (LLCs, corporations, limited partnerships, etc.) or Individuals
  • Loan Advance - Up to 90% of Purchase Costs (Purchase Price + Closing Costs), Up to 100% of Rehab Budget
  • Loan to Value - Up to 75% of After Repaired Value
  • Single or Multiple Draw Loans to Meet Client's Needs
  • Experience Preferred but Not Required
  • Minimum Credit Score - 600
  • Close In As Few As 5 business days

Our Rental Loan Program

We offer fixed rate loans to qualified investors on one to four unit rental properties with corporate entity borrowers or individuals.

Rental Loan Program Details

  • Acquisition, Refinance, and Cash Out Refinance Loans
  • Non-Owner Occupied, Rent Ready Properties
  • Corporate Entity Borrowers (LLCs, corporations, limited partnerships, etc.) or Individuals
  • Single Family Homes, Condominiums, 2-4 Unit Multifamily, and SFR Portfolios
  • Loan Amount - $55,000 to $2,500,000
  • Interest Rates – Starting at 6.5%
  • Loan Fees - 1.0% to 3.0%; Rate Buy Down Options Available
  • Loan Term - 30 Years Fully Amortized (3, 5, 7, 10 Years Available)
  • Amortization - 30 Years
  • Variable Prepayment Options
  • Interest Only Available: Up to 5 Years
  • First Lien Position
  • Loan Advance - Up to 85% of Purchase Costs (Purchase Price + Closing Costs)
  • Loan to Value - Up to 80% of As Is Value for Acquisitions, 75% for Refinance
  • Experience Preferred but Not Required
  • No income verification needed
  • Minimum Credit Score - 600
  • Loans Sized Using LTV, LTC, and DSCR to Meet Your Needs
