We offer fixed rate loans to qualified investors on one to four unit rental properties with corporate entity borrowers or individuals.

Corporate Entity Borrowers (LLCs, corporations, LPs, etc.) or Individuals
Single Family Homes, Condominiums, 2-4 Unit Multifamily
Loan Amount - $75,000 to $2,500,000+
Interest Rates - Starting at 6.5%
Loan Term - 30 Years (3, 5, 7, 10 Years Available)
Amortization - 30 Years or Interest Only
Interest Only Payments up to 10 years

First Lien Position
Loan Advance - Up to 80% of Purchase Costs (Purchase Price + Closing Costs)
Loan to Value - Up to 80% of As Is Value for Acquisitions, 80% for Refinance
Experience Preferred but Not Required

Where We Lend

Foundation currently lends on residential properties in Alabama, Arkansas, California, Colorado, Connecticut, Delaware, District of Columbia, Florida, Georgia, Hawaii, Illinois, Indiana, Iowa, Kansas, Kentucky, Louisiana, Maine, Maryland, Massachusetts, Michigan, Mississippi, Missouri, Montana, Nebraska, New Hampshire, New Jersey, New Mexico, New York, North Carolina, Ohio, Oklahoma, Pennsylvania, Rhode Island, South Carolina, Tennessee, Texas, Utah, Virginia, Washington, Wisconsin, and Wyoming.
